How to Choose the Right Office to Rent

Whether it is the first office your business will be moving into or just the latest in a long line, you need to make sure that you are finding just the right place to meet the needs of your company. There are so many things to think about when trying to find the right place for your business to call home. Here are some of the factors that you always need to think about.

Space

The first thing you always need to consider when trying to find the right office for rent is the space on offer. Has the office that you are thinking about got all the space that your business needs? There is no point moving into somewhere too small. This can go a lot further than just desk space – you also need to think about the storage that the room has and the capacity that your staff will require. If you have a lot of files that you need to have, you need to make sure that there is room for all of them in your chosen office.

Make sure that you are not just choosing a space that is big enough for you now. You also need to find a space that you can grow into. If you have plans to expand your business, or you know that you are going to need the extra storage in the future, you should definitely bear this in mind when trying to select the right office to rent.

Location

You might find the perfect office that has all the space that you need, but that still does not mean that it will be the right place for you if it is in the wrong location. The location of the office can dictate productivity more than you think, and you also need to bear in mind the needs of your employees when trying to choose.

Let’s tackle productivity first. If your office is located in a busy district, you are likely to have a lot of noise outside your windows. This can prove to be incredibly distracting, and it will have an effect on the productivity of your staff overall. The same can be true if you choose a maze of a building that will result in people constantly swinging by to ask for directions.

However, you also need to consider the needs of your employees. Choosing to rent in an office park in the middle of nowhere might not be convenient for employees who have to rely on public transport to get around. Looking for an office with space in a parking lot for driving employees plus good public transport links for those who might need to travel by other means might seem difficult, but there could be more options than you think. Throw in other employee needs, such as a nearby daycare or nursery, and you could have a lot of needs to meet.

Cost

Of course, one also needs to bear the cost of the office in mind. This can often stretch far beyond the simple cost of renting the office, so it is important that you bear in mind all costs when trying to find the right place for you.

For example, very few offices will include utilities in their rent each month. You will need to pay the cost of your electric bill and other charges on top of the cost of your rent. There might also be additional costs that come at the start of your contract, such as the cost of outfitting the office or moving charges if you are bringing furniture and equipment from elsewhere. While these are all important costs to meet, you need to make sure that they are not going to blow your initial budget.

Extras

Some office buildings can often come with extras. If you are searching for incentives that you can offer your employees, try to find an office that can offer them. As an example, there might be a gym in the building that you are allowed to use at a discounted rate. Throw in other advantages such as a nearby coffee stall or contract cleaning offered to building tenants, and you can have a great place to work.

It can be hard to find just the right office for the needs of your business. Take the time to track down a space that you know will work for your business perfectly. The right office is out there for your business, it might just take a longer search than you might think to come across it. Try to establish what the precise needs of your business will be, and try to write out a list of what you would like to find in the ideal office. Before you know it, you could be moving into that perfect office!
